According to Greek Law 4179/2013, you may be required to enter into a rental agreement directly with the Property Owner. In such case, you accept to sign any further documents that may be necessary for this purpose. By consenting to this Booking you authorize us to sign the rental agreement in your name, as well as to collect the rent and pay it to the Property Owner on your behalf. 

SECURITY DEPOSIT

The Security Deposit (up to 20% of the total accommodation cost) will be paid by the credit card provided 8 weeks prior to the arrival date and will be released or returned to you at the latest within 7 days of your departure. For bookings made within 8 weeks from the arrival date, the security deposit is due immediately. Possible damages to the Property as well as any outstanding amounts for additional services will be deducted from the Security Deposit. You will be notified of any such charges in writing.

PARTY LEADER

The person responsible for the booking must be at least 18 years old and shall be liable for the compliance of all Occupants with the provisions of this Booking and the Terms and Conditions.

PERSONS IN YOUR PARTY

Each booking is accepted based on the Maximum Occupancy indicated on the Description of the Property. The Party Leader must provide in writing Bright Blue with the guest list ahead of the arrival. All the persons mentioned in the guest list shall be considered "Occupants". Any increase in the number of Occupants requires the prior written approval of Bright Blue. Please indicate the ages of children under 18.

CONSENT

The Party Leader declares that has read and agreed to all the provisions of the Booking and the Terms & Conditions. He/ She hereby authorizes Bright Blue SMPC through its authorized representatives: i) to sign on his/ hers behalf a rental agreement with the Property Owner, if necessary according to Greek Law 4179/2013, and ii) to collect the rent and pay it to the Property Owner on his/ hers behalf if needed. He/ She also declares that has the authorization of all Occupants to sign this document on their behalf and accepts to proceed to any acts and sign any further documents that might be necessary for the above purpose.

BOOKING TERMS & CONDITIONS

Please read these Terms and Conditions carefully as they are legally binding and constitute an integral part of your agreement with Bright Blue SMPC.

1. BOOKING

1.1. These Terms and Conditions contain the provisions of your booking with Bright Blue SMPC. They apply equally to the Party leader and to all the persons named in the guest list ("Occupants").
1.2. Your receipt of this Terms constitutes our conditional offer for the rental of the Property and of any additional services that you have requested. This offer is subject to our receipt of the corresponding payments, according to the payment schedule as per the Payment Policy. If we do not receive the payments, within the time specified, our conditional offer will expire and your booking will be cancelled.
1.3. Your booking concerns accommodation in a furnished luxury property with daily cleaning and any catering or other auxiliary services that you have requested and have been confirmed by Bright Blue.
1.4. Bright Blue shall not be liable in the event that the customer commits any criminal or civil offense or administrative offence.
1.5. Bright Blue mediates between the customer and the owner and in no way rents out the owner's property, nor is it a hidden lease, nor is it liable under tenancy laws.

2. THE PARTIES

This Document constitutes your agreement and your respective authorization, if necessary, for:
i) The rental of the Property by Bright Blue SMPC or the Property Owner and
ii) The services included in your Booking, which will be provided either directly by Bright Blue SMPC or by trusted third parties (collectively "Service Providers").

3. THE PROPERTY

We visit and check each property regularly. The information about each property in our website and our brochures is accurate to the best of our knowledge. We will inform you as soon as possible of any major changes to the property that may make the accommodation substantially different to what you have booked. Please be aware that we use a fictional name for most properties in our portfolio for marketing purposes.

4. PAYMENTS

In order for this booking to be confirmed, we ask that you follow the Payment Schedule as described on the Payment Policy. If the payments in the Payment Schedule are not received by their respective due dates, or you violate any other provision of the Booking Terms, we reserve our right to immediately terminate this agreement, cancel your booking and refuse you access to the Property. In this event, the cancellation policy as per article 6 of this document shall apply.

5. BOOKING CONFIRMATION DETAILS

Once we have received the Initial Payment according to the Payment Schedule, you shall receive a Payment Receipt by email. Please read this Receipt carefully and contact us immediately if the information contained therein is incorrect or incomplete. We shall not be obliged to rectify any errors or omissions that are reported more than 48 hours after the transmission of the confirmation.

6. CHANGES & CANCELLATION BY YOU

6.1. If you wish to make any changes to your confirmed booking, you must notify us in writing as soon as possible. We shall make every effort to meet your request, but cannot guarantee compliance with such requests.
6.2. If you wish to cancel your booking, you must inform us immediately in writing. The Cancellation Policy as per the Booking Terms shall apply. 

  • 30% deposit is required to book the villa. This deposit is non-refundable (unless for Covid related force majeure cancellations). 
  • 70% final payment is due 8 weeks before arrival - if you cancel less than 8 weeks before arrival the full rental value is not refundable (unless for Covid related force majeure cancellations). 
  • Please note that Covid related changes in quarantine rules in country of origin/ arrival, vaccination requirements, etc. are not considered force majeure. 
  • Force majeure relates to airport closures/ countries shutdown etc. 

7. CHANGES & CANCELLATION BY US

In the exceptional circumstance where we can no longer provide you with the Property booked (for reasons other than Force Majeure), you will have the choice between one of the following options:

i) Accept the Property for an alternative Rental Period;
ii) Accept an alternative property of equivalent or superior rating for the same Rental Period;
iii) Accept an alternative property of lower rating for the same Rental Period and receive a credit note for the difference in the Overall Cost between the original and the substitute properties; or
iv) If neither option above is possible or acceptable, we will cancel the booking and refund any amounts paid to us. We shall not be held liable for any losses or damages incurred.

8. CHECK-IN/CHECK-OUT

Please observe the check-in time and check-out times, listed on the Booking Terms. We will try to accommodate requests for early check-ins and late check-outs, but can not guarantee them.

9. WORKING HOURS OF STAFF (STAFFED BOOKINGS ONLY)

Professional staff (chefs, butlers, hosts, chauffeurs, etc) will be available to work for a total of up to 10 hours per day, unless otherwise agreed and confirmed in writing. If their services are constantly required for more total hours per day, there will be an additional charge for overtime of 20 euros per hour.

10. USE OF THE PROPERTY

10.1. Only those persons stipulated on the guest list provided the Party Leader may occupy the Property. The number of guests staying overnight in the Property may not exceed the Maximum Occupancy indicated on the Description of the Property. In the event that the number of guests exceeds the Maximum Occupancy, a surcharge may apply and we reserve the right to ask surplus guests to vacate the Property immediately.
10.2. You shall use the Property only for the purpose for which it has been rented to you (personal lodging). It is forbidden to use the premises for any kind of commercial use during the rental (photo shoots, films, seminars, etc) unless agreed and confirmed in writing. Should you make an unauthorized use of the Property in such a way, a surcharge may apply and we reserve the right to ask all guests to vacate the Property immediately, without compensation.
10.3 Entertaining at the property is allowed for parties of up to 50% more than the Maximum Occupancy indicated on the Description of the Property. Entertainment parties or functions involving a large number of invitees require the prior written approval of Bright Blue SMPC. All guests must respect the quiet hour schedules in the destinations as per Greek Law.
10.4. You shall not sublet the Property under any circumstance whatsoever.
10.5. Photographs taken at the Property cannot be used or sold for profit.

11. GUEST INJURY DISCLAIMER

Bright Blue SMPC and its employees, the Owner of the Property, the Property staff and the Service Providers can not be held liable towards you, the Occupants or your guests for any accident or injury occurred during your stay, under any circumstances.

12. SAFETY

Bright Blue SMPC and its employees, the Owner of the Property, the Property staff and the Service Providers can not be held liable towards you, the Occupants or your guests for any loss or misplacement of valuables left in the Property during your stay.

13. CHILDREN

We will endeavor to inform you of the suitability of the Property for children. Please note that the supervision, safety and behavior of your children is your sole responsibility.

14. PETS

Only some of our Properties accept pets, subject to our prior written approval. An additional Security Deposit may apply.

15. BEHAVIOR

If in our reasonable opinion, or of any other person in authority, you or a member of your group behaves in a manner, which causes or is likely to cause danger, excessive disturbance (i.e. to neighbors), damage to the Property, or acts in breach of these Terms & Conditions, this Agreement may be terminated immediately and you shall be asked to leave the Property. In this event, you shall not receive any refund and you shall be fully liable for any expenses incurred as a result of your behavior or the behavior of the persons in your group.

16. DAMAGES / SECURITY DEPOSIT

16.1. You shall be liable for any damages and/or losses caused to the Property and its contents during your stay. You are required to report any damages or losses to the Property as soon as they occur. We strongly recommend that you obtain an insurance policy which will cover accidental damage to the Property and its contents.
16.2. Your Security Deposit shall be returned to you at the latest within 10 days of the end of the Rental Period. Potential damages or losses as per paragraph 16.1. will be deducted from your Security Deposit. In the exceptional case where the cost of repairing/replacing any damages exceeds the Security Deposit, you accept to cover the additional cost within 7 days of your notification.

17. COMPLAINTS AND PROBLEMS DURING YOUR STAY

17.1. Staying at a villa may have some differences to staying in a hotel. While we will do everything in our power to provide you with a trouble-free stay, villas may present malfunctions, just as every house does. We have set as a goal to rectify any problem that arises within 24 hours, but some times this may not be feasible, because of external factors.
17.2. Please note that some of our properties are located on small islands with severe problems of drought. We kindly ask you to use water sparingly, especially during the summer months. Electricity and water shortages may and do occur in some areas and while we will do everything we can to reestablish supply or to remedy the situation, we can not be held responsible for the inconvenience such shortages create.
17.3. If you are dissatisfied with the Property or the services of a supplier, please contact us immediately. It is a precondition for any compensation that you inform us of all complaints as soon as possible and in any event not after the end of your stay.

18. FORCE MAJEURE

If the execution of this agreement is no longer possible because of force majeure (war, pollution, natural disasters, border closures, traffic conditions, cessation of currency trading, strikes, lockouts or other circumstances beyond our control), then any amounts paid but no longer justified, will be reimbursed within 30 days of the event causing the impossibility.

19. INSURANCES

You are responsible for your travel, medical, third party liability and repatriation insurances. Bright Blue SMPC does not offer such insurances and shall not be held liable for their absence.

20. PARTIAL CANCELLATION

A partial cancellation of the provisions of these Booking Documents pursuant to an agreement between the parties or to the decision of a judicial authority shall not affect the validity of the entire Booking Documents.

21. APPLICABLE LAW AND DISPUTE RESOLUTION

All disputes arising out of or in connection with this Booking Documents shall be settled by International arbitration, in accordance with the Rules of Conciliation and Arbitration of the International Chamber of Commerce. If no settlement can be reached by mediation, the dispute shall be finally settled by the courts of Athens, Greece.
