Check-In/Out Policy

Please note that official check-in time is from 3 p.m. Check-out time is the latest till 11 a.m.

Guest is not allowed to leave the room without prior official check-out the presence of a room representative.

If Guest leaves without making a checkout process, a fee might be applied. 

Early check-in* and late check-out** can be arranged in advance with prior notice at least 24 hours before, subject to availability.

** Late check-out until 18.00 hrs is charged with a 50% discount on the above-stated rates upon request and availability.

No Show policy

100% of the reservation will be charged.

Early departure policy

There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions, strikes, etc. 

Damage policy

Guest will be responsible for any damage caused to the room interior-outdoor areas and/or to any furnishings/linens/equipment therein by any act or omission of the Guest, his/her invitees. The Company reserves the right and you hereby authorize us to charge your credit or debit card for any damage incurred to the room during your stay (including without limitation specialist cleaning), or/and for any items missing, or/and in case of any charges not cleared at the time of checkout. Since the damage isn't reported on the spot and revealed after the Guest has departed, the Company reserves the right to charge the Guest's credit or debit card, proportional damage fees. Any remarks concerning the room condition should be reported to the Company from the Guest within 24 hours after Check-In by writing. 

Supporting personnel / Inspection

The Company reserves the right to enter the room for inspection at all times with reasonable warning/notice to Guest. Supporting personnel (maid, gardener, pool/Jacuzzi maintenance people) can enter the room at pre-agreed times (please discuss with the room manager on your check-in).

Maximum Occupancy Policy

The maximum number of persons allowed to stay in the room is limited as mentioned above unless the Company gives its prior written consent in writing. Guests will be charged without prior notice for additional persons staying in the room and not disclosed to the Company. 

Pet policy

Pets are not allowed.

The Company reserve the right to cancel the rental agreement if a pet is found on the premises without prior consent.

Housekeeping service Policy

Housekeeping service and change of towels/sheets/amenities are provided at no additional cost every 3 days after Check-In (ex: check-in Monday, next linens change on Wednesday).

*Daily light housekeeping service is provided and included. Please note that the daily cleaning service has no specific time but will be performed during the day. If housekeepers cannot enter the room or any rooms due to locked doors or by the request of the Guest, then Housekeeping service will be postponed according to the next schedule. (Deep daily cleaning can be offered with an extra fee of 50€ per day, upon request and depending on the availability).

The room must be given back in a normal condition if the room is left excessively dirty a penalty of 100€ will be charged or retained from the deposit. 

Sustainability practices

Guests are expected to conserve water & energy. Please turn off lights, fans, stoves, air-conditioners, water heaters, TVs unless needed. Water is extremely scarce in the Greek Islands, please use it, do not abuse it.

Hazardous actions

Guests are expected to use common sense and caution not to jeopardize the integrity of the buildings and structures or expose them to fire, explosives, flammable or pressurized liquids (e.g. scuba tanks, oxygen bottles, liquefied gas bottles, etc). In case of such damage, guests will be held legally liable for such damages and charges shall be pressed through the Greek Judicial System.

The Company reserves the right to end immediately the booking agreement and choose to reimburse or not, in the case where room management has evidence or receives complaints about the impeachment of Greek Law.

Mechanical Failures policy

The Company attempts to properly maintain the room. While all electrical and mechanical equipment within the room is in good working order, the Company cannot guarantee against mechanical failure of electrical service, stopped plumbing, water supply, heating, air conditioning, audiovisual equipment, internet access, cable service, or appliances. Guest agrees to report any inoperative equipment or other maintenance problem to the Company immediately. The Company will make every reasonable effort to have repairs done quickly and efficiently. Guests will allow the Company or a person permitted by the Company access to the room for purposes of repair and inspection. The Company is not responsible for any inconvenience that may occur and no refunds or rent reductions will be made due to the failure of such items. The Company cannot be held responsible for any out-source provider failures. 

Key policy

If Guest locks himself/herself out of the room or loses a key or remote control, a fee of 50€ may be charged per item. 

Valuables policy

The Company cannot be held responsible for items lost/misplaced/stolen in the room. In-room, safe boxes are provided and recommended for Guest use. No liability is accepted for any loss of personal items while staying in the room or after departure. In case lost items are found, the Company will post them back to the desired address at his convenience and at the Guest’s expense. Guest is informed about unfortunate robbery events. By signing this Agreement, Guest acknowledges that the room has proper security locks and is the only responsible to secure the room by locking doors and windows. In case of burglary, the Company cannot be held responsible for any Guest’s personal belongings stolen and room insurance cannot cover the loss item values. Guest must have his/her own item insurance or travel insurance in order to be covered. Room Insurance will only cover the damages to the owner's premises.

You are fully responsible for any valuables left in the room. Our Company shall not be responsible for any potential loss. If provided, burglar alarms should be activated, safes used and suitable care is taken against theft and burglary. You should make sure to have all doors, panes, and windows closed and locked when leaving the accommodation. In the event of any theft or damage occurring through the negligence of yours, the Owner reserves the right to ask compensation from you. In case you vacate the room owing to a burglary, no refund shall be given unless proven evidence exists of the Owner’s failure to familiarize you with the anti-burglary systems in the accommodation.

Safety policy

The Company will not be liable for any loss or injuries resulting from the use of the room, or in any part of the room unless such loss or injury is the result of the Company's gross negligence or willful misconduct. Guest and his/her attendees must follow the rules and notices of safety matters, use common sense and parents must supervise their children at all times. Please do not allow your children to wander around unsupervised. 

Guest is requested to conduct themselves appropriately at all times during their stay and respect the room. The Company reserves the right to refuse accommodation or services or remove you and members of your party from the room if, in our reasonable opinion, we consider this provision to have been breached and the Company has provided with a reasonable opportunity to cure the breach and Guest has failed to cure the breach. Where this is the case shall have no obligation to refund Guest for lost accommodation, other services or any other loss or expense. Guest understands that The Company is not responsible for any personal injury caused by slipping on wet pavement or surfaces and that Guest is responsible for exercising care when surfaces are wet or slippery due to weather or use of hoses to wash down areas. The Company cannot be held liable for any acts of nature or occurrences beyond our control. No rate adjustment will be made. Guests shall look after their own security while in the room by locking doors, windows, gate doors, etc.

Guest shall use the room for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. shall cause termination of this agreement with no refund of rents and deposits. 

The Company cherishes our Guests’ safety and will do what is logical and humanly possible to safeguard it. In no case will the Company be responsible though for accidents or Acts of God that may result in sickness, injury or death of one or more of them during their rental.

The Company assumes no responsibility for accidents, injury, death or loss, including consequential damages from the rental and use of its properties. By sending in your booking deposit or the signed copy of this document, you accept this Agreement to fully legally waive any future claim against the Company in case any such event occurs.

Medical care

We strongly advise you to have a medical plan that will cover any medical expenses in Greece. In case of sickness or injury, we will do our best to have the patient reach professional medical assistance, the soonest possible. If you or a member of your family has any serious chronic condition, including severe allergies, you are obliged to inform us in advance. Bring ample supplies of the medications you normally need or take, it may be difficult to find on location. If you are allergic to bees or wasps common in Greece during the summer, please inform us and bring antidotes.

Relocation policy

The Company reserves the right in the case of any occurrences that are not the fault of the Guest to substitute the Guest with a room of similar standard and sleeping capacity subject to availability. The Company reserves the right in the case of force majeure resulting in the room being rendered unsuitable for occupation, to substitute a room of similar standard and sleeping capacity. Guest agrees to waive any claim, compensation or refund after having been offered reasonable relocation options from the Company. If the room is considered proper to use in the Company's honest opinion. Guest is not allowed to request a relocation or claim any compensation or refund.

The Company reserves the right to cancel and refund in full any reservation due to unforeseen weather conditions, Acts of God, room damage or other forms of forced room unavailability and or/to move/change guests’ other accommodation –if available- in the area, with Guests' prior consent.

In case of a cancellation due to external factors (Acts of God, Force Majeure), in no circumstance will the Company be responsible for consequential damages of such cancellation (ticket loss, extra charges, etc) and no such claim(s) will be honored.

Event/Party policy

The Company reserves the right to refuse an event or parties within the room. Guests shall have a respectable behavior and shall not disturb other owners or renters in surrounding properties. Guest must inform by given notice if wish to have an event into the premises. If Guest breaches the rules, the Company will terminate this agreement with no refund of rents and deposits. 

Guests are expected to use common sense in not bothering neighbors or making noise on off-hours (14:30-18:00 and 23:00-08:00). The Company will exert his right to terminate immediately a lease of a room without any reimbursement if official complaints are received for noise or drunken behavior during any time.

Governing Law

By accepting this booking agreement the Guests hereby affirm that they have legally entered Greece for vacation reasons only and have the legal documents to prove it upon request of the Authorities. In the opposite case, the Rental Agreement is canceled immediately and payment is forfeited in full.

This Agreement and all transactions contemplated by this Agreement will be governed by the Greek Law and the jurisdiction of the Greek Courts. A guest has read all the terms and conditions of this Agreement.
