House Rules and Villa Information

 Check In

Upon arrival:
 • You must settle any pending balance for your stay
 • You are required to present your ID card or Passport for registration with the Tourist Board.
 • You are required to pay the "Climate Crisis Resilience Fee", which amounts to €15 per day for this type of accommodation, for stays from April to October, in accordance with Law 5073/2023 (Government Gazette A 204/11-12-2023).
 • This fee is payable upon arrival at the villa ONLY in cash (local currency).
 • You will receive one set of keys for the villa, which must not be passed on to non-residents.
 • Please inspect the villa and report any existing damages within 60 minutes of check-in.

 Check-Out

 On the day of departure, you are kindly requested to check out no later than 10:00 am, so that the villa can be properly prepared for incoming guests arriving shortly after and allow sufficient time for cleaning and inspection.

 Late check-out is subject to availability and can only be confirmed on the day prior to departure, and is subject to an additional charge of 50% of the daily rate.

 Before or at the scheduled check-out time, please allow our Housekeeping Staff approximately 20 minutes to inspect the villa. Any missing or damaged items will be charged accordingly.

 We kindly ask you to ensure that all personal belongings have been collected before departure.

   Early Departure

In case of early departure or no-show, no refunds will be provided under any circumstances.  

 Occupancy

 The number of guests allowed is strictly limited to the number stated in the reservation. Please note that the accommodation price is based on the number of guests included in the booking, and may vary depending on the villa type.

 If additional guests are found on the property without prior notice or approval, management reserves the right to either apply additional charges or cancel the reservation immediately, without refund.

 Visitors Policy

 The villa may only be used by registered guests. For hygiene and safety reasons, non-registered persons are not permitted to stay overnight or to use the villa’s facilities or equipment.

 Visitors are only allowed with prior approval from management.

 Any presence of unauthorized persons may result in additional charges or immediate termination of the stay without refund.

 Liability Disclaimer

 Damages & Losses
You are responsible for any damage or loss caused, whether accidental or intentional, by you or any member of your group to the villa, its equipment, and its facilities.
Please report any damages immediately to the management of Natura Verde Villas so they can be repaired or replaced promptly.

 Safety & Use of Premises
Guests are required to take all necessary precautions when using the villa, its facilities, and surrounding areas (including pathways, garden, stairs, and swimming pool).
All use of the property is at your own risk.

 Responsibility for Children
Parents or guardians are fully responsible for supervising and ensuring the safety and behavior of their children at all times.

 Important Notice for Young Children
Please note that, as in most homes, stairs, swimming pools, balconies, and similar areas may pose significant risks to young children without proper supervision.
Natura Verde Villas management accepts no liability for any accidents or injuries.

 Quiet Hours

 Guests are kindly requested to respect one another and behave as they would like others to behave towards them.

 In accordance with Greek Law 3/1996, please keep noise to a minimum during the following quiet hours:
• 3:00 pm – 5:30 pm
• 11:00 pm – 7:00 am

 This property is a complex of 7 villas, and all guests are expected to respect the privacy and comfort of others at all times.

 Parties, loud music, shouting, screaming, and singing are strictly prohibited at all times, and especially during quiet hours. 

 Natura Verde Villas’ Management reserves the right to immediately terminate the stay of any guest who violates these rules, without refund.

 Wi-Fi & Internet Access

Free Wi-Fi is available in all villas.

There are three available networks with the same password. We recommend connecting to the one with the strongest signal inside your villa:
• Natura Verde
• Natura Verde Villas
• Natura Verde_5G

 Password (all networks): 11111111

Please note that Wi-Fi quality and speed may vary depending on your location within the villa, the number of connected users, and service provider limitations. As a result, streaming services and other high-bandwidth activities may occasionally be affected.

While we always strive to provide the best possible connection, we cannot guarantee:
• Continuous availability at all times
• Specific internet speed or performance
• Full compatibility with all devices or software

Service providers may also apply temporary restrictions due to technical issues or high demand.

We are not responsible for any temporary loss of connection or related inconvenience, and no compensation can be provided in such cases.

 Toilets

 The toilet is not a bin.

 Please do not flush toilet paper or any other items, as the sewage system in Greece is not designed to handle them. This may cause serious blockages or flooding. Please use the bin provided.

 Tap Water

 Tap water is not considered drinkable due to its high mineral content, which is common on most Greek islands.

 It is safe for cooking, brushing teeth, and showering, however we recommend using bottled water for drinking.

 Equipment & Missing Items

 All equipment must be handled with care during your stay.

 It is strictly forbidden to remove any items from the villa, including (but not limited to) pool towels, bath towels, cutlery, glassware, or appliances.

 Please note that the towels provided are strictly intended for use inside the villa and for the swimming pool area. They must not be used for the beach or taken outside the property.

 If any item is missing or damaged, please inform us immediately so that we can replace or address it as soon as possible.

 Magnetic Key Card Instructions

 Attached to your key set, there is a magnetic key card which is required for the electricity supply inside the villa to operate.

 To ensure full power throughout the villa, the card must be inserted into the dedicated slot located next to the main entrance.

 Without the card inserted, only the refrigerator will remain operational, while all other electrical systems (lights, air conditioning, sockets, etc.) will not function.

 Important Usage Instructions

• Do not remove the card while electrical appliances are in use
• Do not forget to reinsert the card when leaving and re-entering the villa
• Do not remove the card while the washing machine or dishwasher is running

 Very Important Safety Notice

 The washing machine and dishwasher must only be operated while the magnetic card is properly inserted and you are present inside the villa.

 If these appliances are left running without continuous power (for example, if the card is removed or power is interrupted), water may remain inside the machines. This may lead to:
• malfunction of the appliance
• possible electrical issues
• serious damage to the system

 In such cases, any resulting damage will be the responsibility of the guest.

 Safety Deposit Boxes

 You are strongly advised to secure your personal belongings and valuables at all times. Safety deposit boxes are available in every villa, and instructions for use are provided directly on each safe.

 Natura Verde Villas’ Management is not responsible for any loss of personal property.

 Please note that there are no spare keys for the safety deposit boxes.

 In the event of a lost key, the cost of replacement and any necessary service to open or replace the lock will be charged to the guest.

 Car Parking

 Complimentary on-site parking is available for all guests at no additional charge.

 Please park with care and ensure that one parking space is used per vehicle at all times.

 Natura Verde Villas’ Management does not accept any responsibility for loss, theft, or damage to vehicles parked on the premises, nor for any valuables left inside them.

 Lost & Found

 Any items found on the property will be kept for up to 14 days after check-out.

 If unclaimed within this period, items will be safely discarded.

 Please note that shipping of forgotten items is not provided.

 Natura Verde Villas’ Management is not obliged to contact guests after departure regarding forgotten belongings, nor to cover any shipping costs or participate in shipping arrangements.

 Waste Disposal

 To help maintain a clean and hygienic environment and to prevent the attraction of insects and other pests, waste is collected once daily by our team.

 If you have larger amounts of rubbish, we kindly recommend disposing of it regularly in the nearest public bins to avoid any risk of attracting rodents or other unwanted animals.

 We appreciate your cooperation in helping us keep the property clean and comfortable for all guests.

 Pets

 Pets are not allowed on the property due to health regulations and hygiene policies.

 We truly love animals, however this policy must be strictly followed in order to ensure the comfort, safety, and hygiene of all guests.

 In exceptional cases, pets may be allowed only with prior approval from the management of Natura Verde Villas.

 In such cases, a security deposit and an additional cleaning fee will be required to cover any extra maintenance and deep cleaning needs.

 Doors & Balcony Doors – Important Notice

 As the villas are located in a natural environment surrounded by greenery, it is very common to encounter insects such as mosquitoes, flies, and occasionally wasps, as well as other small wildlife, especially during the warmer months.

 For your comfort and to ensure a pleasant stay, we kindly ask you to always keep doors and balcony doors closed when they are not in use.

 This simple action helps significantly to:
• prevent insects and small animals from entering the villa
• maintain a comfortable indoor environment
• reduce the need for insect sprays or other treatments

 Please also ensure that all doors are properly closed, especially during the evening and night hours, when insects are more active.

 Maintenance & Housekeeping Service

 Cleaning is provided every 3–4 days for stays longer than 4 days.

 Guests are kindly requested to vacate the villa during cleaning.

 Dishwashing is not included in the housekeeping service.

 An additional cleaning day  is available upon request (extra charge).

 Linen & Towel Policy

 Bed linen and bath towels are changed every 3–4 days (on scheduled cleaning days).

 Pool towels are changed once per week.

 Our towel exchange system is based on sustainability and proper inventory management:
• Fresh towels are provided on a one-for-one exchange basis
• The same number of used towels must be returned in order to receive clean ones
• If towels are not available in the villa at the time of exchange, replacements cannot be provided immediately

 Additional towel or linen changes outside the scheduled service are available upon request and may incur an extra charge.

 Swimming Pool Information & Safety Rules

 Pools are cleaned and maintained regularly to ensure safe and pleasant use during your stay.

 Please carefully follow all safety rules:
• Be aware of the pool depth (110 cm)
• No diving is allowed
• No running around the pool area
• No glass items are permitted near the pool
• Always supervise children at all times
• Do not swim if you have been drinking alcohol

 Swimming is not permitted after 11:00 pm due to chemical maintenance procedures and quiet hours regulations.

 Pool System & Lighting

 Please note that the pool lighting operates automatically. The lights turn on and off by themselves, usually during the late evening hours. This is part of a pre-programmed system designed for safety and energy efficiency.

 The pool filtration system is also pre-set to operate several times throughout the day. For safety and operational reasons, it is strictly forbidden to change or adjust any of these settings.

 Pool Cleaning & Maintenance

 Our team performs full pool cleaning and maintenance every early morning to ensure the pool is clean, safe, and ready for use each day.

 Each villa is equipped with a pool skimmer (net), which you may use at any time during the day if leaves, insects, or other natural debris appear in the water. Due to the natural surroundings, this is completely normal.

 Important Notice

 The combination of suntan lotion, sun exposure, and chlorine may cause the pool water to become cloudy.

 To help maintain crystal-clear water throughout your stay, please make sure to:
• Shower and rinse off excess suntan lotion before entering the pool
• Avoid entering the pool with heavy sunscreen residue

 Barbecue

 Please keep the fire under constant supervision at all times, as the surrounding environment is very dry during the summer months and therefore highly flammable.

 When finishing use, please ensure the fire is safely extinguished using a small amount of water.

 Charcoal is not provided.

 Smoking Policy

 Smoking is allowed only in outdoor areas, such as terraces and balconies.

 Guests are kindly requested to always use the ashtrays provided and never dispose of cigarette butts on the ground, either inside the villa premises or outside areas. This is essential both for maintaining cleanliness and, most importantly, due to the very high summer temperatures, which may create a fire risk.

 Please ensure that all cigarette butts are fully extinguished before disposal.

 Smoking inside the villa, especially in bed or in any area where it may create a fire hazard, is strictly prohibited.

 We thank you for your understanding and cooperation in helping us maintain a safe environment for everyone.

 Self-Catering Information

Please note that the property operates on a self-catering basis, offering you full independence and flexibility throughout your stay.

For your arrival, we provide basic amenities:
 Toilet paper
 Shampoo & shower gel (hotel-style bottles)
 Hand soap

Kindly note that additional supplies are NOT  included, such as:
 Coffee or breakfast items
 Food, drinks, or condiments
 Cleaning products (laundry or dishwashing detergents)
 Paper towels
 Garbage bags
 Mosquito repellent tablets

Our intention is to offer a clean, fully equipped and comfortable environment, allowing you to personalize your stay according to your own needs and preferences.

 We recommend bringing essentials with you or purchasing them before settling in, so you can enjoy your first breakfast or dinner comfortably.

 A LIDL supermarket is located just 2 km from the airport, making it very convenient for you to purchase anything you may need before check in.
 A large supermarket is located nearby and is open daily from 8:00 AM to 10:00 PM.  

 Right of Access

 In exceptional circumstances, and only in the absence of guests, the owner or authorized personnel reserves the right to enter the villa in order to prevent potential damage to the property, ensure guest safety, or in the event of a violation of the House Rules.

 This access will always be exercised responsibly and only when strictly necessary.

 Management Rights

 Moderate and responsible consumption of alcohol on the premises is permitted. However, the possession and use of drugs is strictly prohibited by law at all times.

 Natura Verde Villas’ Management reserves the right to immediately terminate the stay of any guest, without prior notice or refund, in cases including (but not limited to):
• Any form of aggression or violence (verbal or physical) towards staff or other guests
• Disturbance of neighbors or repeated violation of quiet hours
• Inappropriate or excessive alcohol consumption
• Use or possession of illegal substances
• Non-compensated damages to property or equipment

 Environmental Policy

 Natura Verde Villas is committed to protecting the environment and encourages guests to support this effort by:
• Switching off lights when not in use
• Ensuring taps are always turned off after use
• Using towels responsibly and only when necessary

 We sincerely thank you in advance for your understanding and cooperation.

 Hazardous Goods

 Weapons, explosives, flammable materials, and any other hazardous substances or dangerous goods are strictly prohibited within the Natura Verde Villas complex.

 Guests shall be solely responsible and liable for any loss (financial or otherwise), damage, or injury caused by such items, or as a result of negligence or failure to comply with the House Rules.

 Heat & Air Conditioning

 If the air conditioning is not working properly, please first check the settings and ensure that it is set to cool mode. If the issue persists after checking the settings, please contact your hostess.

 Fridge & Freezer Usage Guidelines 

 Fridge-Freezer Use

Please do not change the temperature settings, as the appliance is already set to the optimal level.

 Setting it to maximum does not cool food faster and may cause ice build-up and uneven cooling.

 Also, avoid overfilling the fridge, as this restricts airflow and reduces cooling efficiency. When newly loaded with a lot of items, it may also take longer for everything to cool properly.

 For best performance, please keep the current settings and allow space for air to circulate.

 Washing Machine

When using the washing machine, please note that after the cycle has finished there is a short delay (1–2 minutes) before the door is released.

  Please do not attempt to open the door before it unlocks, as this may damage the appliance.

 Villa Services

 Water, electricity, and gas consumption are included in the villa rental cost. However, please note that in some areas, occasional shortages of water or electricity may occur, and services may be interrupted without prior notice for varying periods of time. These situations are beyond our control, and we kindly ask for your understanding and patience.

 Hot Water Supply

 Hot water is primarily provided by solar energy and may take approximately one minute of running water to reach the desired temperature.

 In addition, an electric water heater (boiler) is installed and operates automatically when the water temperature is low, ensuring continuous hot water supply.

 In the unlikely event that hot water is not available, please contact your hostess and the issue will be resolved within 20–30 minutes.

 Power Cuts

 Check if the issue is local or limited to your villa.
 Avoid using too many devices simultaneously.

 Parasols

 Please ensure that all parasols are properly closed and secured when not in use and whenever you leave the villa. Due to frequent windy conditions in the area, leaving parasols open can cause serious damage or breakage. For safety reasons and to prevent accidents or damage caused by strong winds, it is essential that parasols remain closed whenever they are unattended.  

 Drone use

 The use of drones within the property and its surrounding area is strictly prohibited. The villas are located in a residential neighborhood with permanent residents and neighboring houses, and therefore drone flights can cause serious disturbance to privacy, safety, and comfort of others. Unauthorized drone use also constitutes a violation of privacy regulations and may be considered unlawful. For these reasons, any use of drones on or around the property is not permitted under any circumstances.

 Security

 Although Zakynthos has a low crime rate, we kindly ask all guests to remain vigilant against opportunistic theft.

 Please follow these basic safety guidelines:
• Do not leave valuables inside rented vehicles at any time
• Do not leave personal items unattended around the pool area
• Valuable items such as jewellery, cash, passports, documents, and cameras should not be left unattended in the villa. A safe is provided in each villa—please use it
• Always ensure that all windows are securely closed and locked before leaving the villa

 Photos & Videos

 Taking photos or videos of the villa for commercial use, public distribution, or any other purpose without prior written consent from Natura Verde Villas is strictly prohibited.

 Any violation of this policy may result in legal action and will be prosecuted in accordance with applicable law.

 Confidentiality

All personal information provided by guests in relation to their transactions with Natura Verde Villas is treated as strictly private and confidential.

 Such data will not be disclosed to any third parties, except where required by applicable law.

 We are fully committed to protecting your personal data and respecting your privacy.

 Modifications – Changes to Terms of Stay

 Natura Verde Villas management reserves the right to modify or update the Terms of Stay at any time without prior notice.

  Final Note

We would kindly like to inform you that by completing a reservation, it is understood that you have read and accepted the Villa House Rules and agree to comply with all stated obligations.

 Please note that any violation of the House Rules may result in the cancellation of your stay without entitlement to any refund, regardless of a shorter duration of stay.
